- Know your numbers
Before beginning the project of your house, run some numbers to calculate whether you can afford the house you want or not. - Check the reputation of your Architect

The plus point of hiring an architect is that they come with their own team of builders and labor which will take you out of all the hassle that comes with building a new house.
- Build with resale in mind
You may love the house that you are building; it’s improbable that it will be the last home you will ever own. Keeping that in mind, you should be aware of its potential resale value. You should be conscious to not add too many upgrades that you overprice your house for the neighborhood. It’s always good to keep a balance between ordinary and extraordinary.
- Think Green
Building eco-friendly houses are the need of the hour. Ask your architect to do some research to maximize energy-efficiency in the design of the house. Your architect is the right person to decide where the windows should be installed to ensure maximum sunlight coming in during the day.
You’ll want to make sure that the living room, bedrooms and lounge are south or west facing.
A house should be eco-friendly which means that during summer the house is built to keep the house cool and away from direct sun light. In the winter, the sun pouring into the rooms is a blessing. The construction should involve eco-friendly materials like recycled steel, bamboo`s, etc so that you can play your role in being a responsible citizen.
- Don’t forget the punch
One of the last things to do in the construction process is to go over the “punch list”. A punch list should be created at the end of the construction process which shows the things which still have to be done. It’s better to create the list before the final walkthrough. One better way is to jot down all the notes every time you visit the construction site so that nothing is left behind.
When jotting down the punch list for your new house, remember that there are two categories of problems; reasonable flaws and unreasonable flaws. Reasonable flaws are insignificant flaws that generally do not affect the quality of your new house. On the other hand, unreasonable flaws are those which have to be fixed and they affect the quality of the house. Once the unreasonable flaws are fixed, it is called substantial completion which means that you can finally live in the house. Make sure you fix everything on the punch list.
Remember that a house is ultimately a reflection of the owner’s taste and personal aesthetic.
